Prompts are out and loops are in. A normal prompt stops the moment Claude answers, so you become the one checking the work. A loop is a standing agent that runs on a schedule, grades itself against a goal you set, and reports back. Think of it as onboarding an employee. You write the role once, set when it runs, and it does the rest. Below are four you can copy and adapt to your own portfolio.

A prompt answers once. A loop keeps working until it hits the goal.

A normal prompt stops the moment Claude hands you an answer. Whether it is right or not, you are the one who reviews it, catches what is off, and prompts again. The work only moves when you push it.

A loop is different. You give the agent a standing job and a goal it can grade itself against. It runs on a schedule you set, checks its own output, and reports back only what crosses the line you drew.

The mental model

Think of it as onboarding an employee, not firing off a question. You write the role once: what to review, what counts as worth flagging, and where to send the summary.

From then on it instructs itself. Every Friday, or the first of the month, it does the round you described and lands the result in front of you. You move from doing the task to setting the standard.

Who this is for

Any property investor with recurring work that follows a rule: chasing arrears, tracking renewals, watching new listings, reviewing rates. If you keep running the same check on a cadence, that check is a loop waiting to be written.

The recipe

Four parts turn a question into a working loop.

Every agent below is built from the same four parts. Get these right and the agent runs itself. Miss the second one and it quietly collapses back into an ordinary prompt.

01The job

What to review

The standing task, in plain language. "Review all activity across my portfolio." "Check new listings in my target areas." Describe it the way you would brief a new hire on their first day.

02The goal

The bar it grades against

The numbers, dates, and thresholds that decide what is worth flagging. "A tenant more than 5 days late." "A rate at least 0.5 points below mine." This is the part that makes it a loop, because the agent can score its own output against it.

03The schedule

When it runs

The cadence. Every Friday. The first of the month. Each morning before you open your laptop. The agent fires on its own, so you never have to remember to ask.

04The report

Where it lands

The channel you actually read. A Slack message, an email, a note. The agent delivers only what crossed the line, with the next step attached, so you act in minutes instead of digging.

The catch most people miss

Your goal has to be something the agent can grade itself against. "Find me a good investment" or "keep the portfolio healthy" cannot be checked, so the agent has nothing to measure and the report turns to noise. Use numbers, dates, and thresholds. That one discipline is the difference between an agent that earns its place and one you quietly switch off.

Operations · weekly

The property manager that runs every Friday.

Reviews the week across your portfolio and reports only what crossed a line, with the next step attached.

You are my property manager. Every Friday, review all activity across my portfolio for the past week and tell me what needs my attention.

Review: tenant requests, lease renewals, maintenance jobs, leasing activity, vacancies, arrears, and anything I flagged for follow-up.

Flag a unit only when it crosses one of these lines:
- Arrears: a tenant more than [5] days late, or a balance over [amount].
- Renewals: a lease expiring within [60] days with no renewal sent.
- Maintenance: a job open more than [7] days, or marked urgent and unassigned.
- Vacancies: a unit empty more than [14] days, or with no active listing.
- Follow-ups: anything I marked for follow-up with no movement in [7] days.

Send me a Slack with the 3 to 5 highest-leverage actions for the coming week. For each one, give the unit, the line it crossed, and the single next step. Leave out anything that did not cross a line. If nothing did, say so in one line.

Strategy · monthly

The investment strategist that checks the plan.

Once a month it measures the portfolio against your target criteria and flags where reality is drifting from the strategy.

You are my investment strategist. On the first of every month, evaluate my portfolio against my target investment criteria and my long-term goals, then tell me where reality is drifting from the plan.

My target criteria:
- Net yield: portfolio average above [X] percent, no single asset below [Y] percent.
- Concentration: no more than [Z] percent of value in one area or building.
- Leverage: portfolio loan-to-value below [X] percent, no single asset above [Y] percent.
- Cash reserve: at least [N] months of mortgage and service-charge cover.
- Goal pace: on track to reach [target: units, equity, or income] by [date].

For each criterion, tell me whether I am on track or drifting, with my actual number next to the target. For every drift, give me one corrective action. End with the single biggest priority for the month, and send the summary to my Slack.

Acquisition · daily

The deal scout that filters the market for you.

Checks new listings against your buy box and surfaces only the ones worth a second look.

You are my deal scout. Every [morning], check for new listings in my target areas and surface only the ones that fit my buy box.

My buy box:
- Areas: [list].
- Property type: [apartments, villas, etc.].
- Price range: [min] to [max].
- Minimum gross yield: [X] percent at a realistic market rent.
- Minimum size: [X] sqft, [X] bedrooms.
- Deal-breakers: [short lease, service charge over [amount], known oversupply, etc.].

For each listing that fits, give me the address, the asking price, the estimated gross yield with the rent figure you assumed, and one line on why it fits. Reject anything that misses the buy box and do not show it to me. If nothing fits, send one line saying so. Send the matches to my Slack.

Finance · monthly

The rate watch that catches refinancing windows.

Compares today's mortgage rates to the loans on your portfolio and flags where acting saves real money.

Paste into Claude
You are my finance watchdog. On the [first] of each month, compare current mortgage rates against the loans on my portfolio and tell me where it is worth acting.

My loans, per property:
- [property]: rate [X] percent, fixed until [date], balance [amount], monthly payment [amount].

Flag a loan when either is true:
- A comparable product today is at least [0.5] percentage points below my current rate.
- A fixed term ends within [6] months.

For each flagged loan, estimate the monthly and annual saving from refinancing at today's rate, note any early-repayment penalty I listed, and give me the one next step. If nothing crosses the line, say so in one line. Send the summary to my Slack.

The honest part

A loop is only as good as what it can see.

The prompt is the easy half. An agent that runs on a schedule needs two things wired up before it can do anything real, and there is a clear line where a loop stops being the right tool.

What it needs connected
  1. The data it reviews. The property manager needs your tenancy or management records. The deal scout needs a live listings feed. With no connected source the agent has nothing real to check, so it guesses. Connect the source first.
  2. Somewhere to report. A Slack channel, an email inbox, or a shared note it can post to. This is how the work reaches you without you going to ask for it.
  3. A schedule to run on. A recurring task or automation that fires the agent on your cadence. Set the day and time once.
When not to loop

One-off questions do not need a loop; a normal prompt is faster. Neither does work where you make a fresh judgement call on every instance, or where you cannot write down a clear bar. A loop earns its place on recurring work with a goal you can put a number on. Everything else is just a prompt.

The end-state vision

You stop opening five tabs every week to check on things. The checks come to you, already done, with only the items that need a decision. You manage by exception.

Start with one agent. The property manager is the easiest first win, because the rule for what matters is already in your head. Write it down as thresholds, set it to run on Friday, and read the first summary it sends.
